Annual Preventative Maintenance
Scheduled inspection and repair visits — twice yearly minimum recommended. Each visit: photographic documentation, minor repairs included (sealant, flashing, drain clearing), written deficiency report, warranty compliance record.
Annual Condition Inspections
Formal written report with deficiency inventory, unit-cost estimates, remaining service life projection, and recommended action timeline. Formatted for CO budget justification, state capital planning, and commercial property management.
Capital Planning Reports
Multi-year roof asset replacement planning for facility portfolios. Priority-ranked schedules based on condition, remaining life, and operational impact. Current-year and inflated-year cost projections.
Warranty Compliance Maintenance
Programs designed to satisfy manufacturer warranty annual maintenance requirements — with records formatted to support warranty claims. AOD advises on warranty terms at project closeout.
Federal PM Task Orders
AOD pursues preventative maintenance task orders under IDIQ and MACC vehicles. Same compliance infrastructure as construction contracts — Davis-Bacon, E-Verify, PIEE invoicing.
