  • Rapid Mobilization

  • Temporary Protection

    Immediate deployment of temporary waterproofing — tarping, spray-applied coatings, temporary flashing. Photographic documentation from first arrival for insurance, adjuster, and contract modification records.

  • Damage Assessment Report

    Formal report within 24 hours: cause of failure, extent of damage, photographic documentation, and recommended permanent repair scope. Formatted for federal modification packages, state procurement, and commercial insurance claims.

  • Emergency-to-Permanent Transition

    AOD manages transition from emergency protection to permanent replacement under the same contract structure where possible — eliminating re-procurement delay

PRE-PROJECT RISK MITIGATION SURVEYS

The most expensive problems in roofing occur after the contract is signed. AOD's pre-project surveys find them before they

become change orders.

  • Infrared Moisture Survey

    Thermographic scanning identifies subsurface wet insulation and membrane delamination invisible to visual inspection. Moisture maps define the true scope of replacement. Included in RAMP™ enrollment and available as standalone pre-bid service.

  • Core Sampling & Substrate Assessment

    Physical core cuts to assess membrane condition, insulation moisture, fastener pull-out strength, and substrate compatibility with proposed new system. Results documented on roof plan.

  • Drainage Capacity Assessment

    Drain locations, sizes, overflow capacity, and slope adequacy assessed on every survey. Remediation recommendations

    specified before replacement, not discovered mid-project.

  • Risk Documentation for Federal Contracts

    Formal pre-construction risk register for complex federal projects. Submitted with pre-construction conference materials.

    Reduces CO-disputed change orders during execution.

  • Hazardous Material Identification

    Pre-1980 facilities frequently contain asbestos-containing materials in BUR felts and insulation. AOD coordinates ACM survey prior to any tear-off and manages abatement contractor scheduling.
